The International Real Estate Investment Forum PROESTATE.Live completed its second day. For the first time in its history, the event is taking place online. It will last until 13 September. The Forum is organized by the Roscongress Foundation, the Ministry of Construction of the Russian Federation, the training centre of the Academy of Real Estate (ARE) and IMMERGITY.

On 11 September, the STRATEGY track of the Forum business programme offered a key session entitled ‘New Moscow — New Opportunities’. The session was organized with support from Moscow New Territories Development Department. Participants of this online event discussed New Moscow development trends, i.e. infrastructural projects that will create new jobs, recreational areas, and social infrastructure. The session also addressed the opportunities this project offers real estate developers, investors, or local residents.

The discussion brought in Vladimir Zhidkin, Head of Moscow New Territories Development Department;Alexey Artyomov, Deputy Head of Moscow City Department of Investment and Industrial Policy; Marina Gordeeva, Head of Investment Projects Division at A101; Roman Rodiontsev, Head of Project Consulting Department at Est-a-Tet; and Eric Valeev, Head of Archburo IQ.

At the session, Vladimir Zhidkin, Head of Moscow New Territories Development Department noted: «In 2013, the share of Moscow residents buying property in New Moscow was 18%. Now it exceeds 60%. This number proves that people appreciate the level of engineering, road, transport, and social infrastructure, as well as the environmental status we have managed to achieve over eight years.»

Events of the HIGH LEVEL BUSINESS track addressed the connection between the lending market and real estate (a key discussion ‘Banks as the engine of the development market’), the impact of development strategies on the cities’ economic, social and cultural aspects (a discussion ‘Urban changes: how development strategies impact cities’ economic and socio-cultural aspects’), the outlook for upmarket real estate and its trends (a discussion ‘Elite Project: The Future of Golden Metres’), as well as the impact of macroeconomic factors on the real estate market (a expert conversation ‘Inflation, oil, GDP: how macroeconomics will affect the real estate market’).

«We see how Russia’s economic model is changing based on the real estate market development. For many years, consumer model was driving the development of cities and markets, while now it’s been replaced by the investment one: money channel to economy through investment projects,» shared Denis Sokolov, Partner and Senior Analyst at Cushman & Wakefield.

Participants of the INVESTMENT track discussed real estate as a safe source of passive income for a private investor (a discussion ‘Private Investors: How to make money on real estate today’), profitability of today’s apartment-type projects (an expert conversation ‘Key factors that increase the profitability of apartment-type projects’), and the status of sharing economy (an expert talk ‘Sharing will live! The profitability of «CO-» projects during a pandemic’).

The TECHOLOGY track offered the following events: a session entitled ‘State and BIM: implementation experience in the construction industry’, an expert panel ‘BIM Technologies: Solutions for Developer’, a conference ‘Digital Ecosystem: Smart Business Processes in Development from Project to Management’, and a discussion ‘PropTech-Technologies for Commercial Real Estate Management’. Industry professionals focused on the most cutting-edge technologies that shaped today’s real estate market, as well as ways for their most effective application.

The KNOWLEDGE track of the business programme was dedicated to transformation of today’s offices, ways to retain commercial real estate buyers, as well as tools for successful sale of commercial real estate.

«The hotel segment is going through the roughest patch of all times. April to June was the downturn time. We are expecting a gradual growth in all segments, including the return of MICE events, which are already allowed in Moscow since 4 September. The current situation became the driver for domestic tourism and will boost infrastructure development,» noted Tatiana Belova, Director, Head of Hospitality at CBRE.

The BUSINESS FOR PEOPLE track targets the end user of the real estate market. On the second day of the Forum, it offered a conference entitled ‘Attractive offers, reliable developers: how to make the best decision when purchasing real estate’. Future buyers got a chance to learn more about ways to verify a real estate developer’s reliability and the key things to consider when purchasing property.

The first 3D real estate exhibition is available at the Forum. It presents the stands of the market’s and relevant industries’ key players. The Ministry of Construction of the Russian Federation, the Government of Moscow, and regional authorities present their own interactive 3D stands. Participants and visitors can learn about the most importantachievements of todays real estate market and its most notable projects and speak with companies’ representative online directly. The exhibition will be available until 13 September.
